Project Manager III

Located in downtown Olathe, Kansas, The is part of the County’s Facilities Department which also includes the maintenance division, fleet, and the print shop. The Department of Facilities employs over 160 staff.

The Facilities team is seeking a candidate for the position of Project Manager (Project Manager III) within the Planning + Design + Construction Team . This role is vital in supporting the architectural design and space needs of several County departments/agencies which occupy 2.4 million square feet of space through-out 77 buildings. This role will lead project efforts for construction and renovation projects in alignment with the County’s strategic facility plan, and will oversee site assessments, design development, and construction.

Candidates must have an understanding of commercial construction, construction delivery methods, construction documents, codes and life safety; be able to manage multiple construction and renovation projects; prioritize workloads; assess project scopes; and coordinate the work of multi-disciplined project teams; possess the ability to communicate effectively with members of facilities, maintenance, management, county staff, architects and contractors.

Essential Responsibilities:

  • Manage budget, schedule and scope of work for the execution of multiple and/or complex capital projects, facility renovations and equipment replacement.
  • Schedule & conduct project meetings with stakeholders and contractors
  • Prepare project scope documentation, design and budget reviews, proposals & contractor payment applications
  • Assesses existing facilities and building system components to determine need of repair or replacement, and create design solutions.
  • Possess an understanding and ability to design in accordance with IBC, ADA, and other codes.
  • Create, submit and approve project bid packages including the development of contracts
  • Coordinate the work of multi-discipline contractors, leads design constructability and value engineering processes
  • Ensure all work meets County standards and is in alignment with the Strategic Facility Plan
  • Implement new processes or standards to improve workflow efficiencies or reduce project costs
  • Provide support and mentoring to Planning, Design and Construction staff

Job Requirements

A Bachelor’s degree in Architecture, Engineering, Construction Management or a related field with five or more years of increasing responsibility in design and construction project management experience, including project financial analysis and management, client interface, building systems, alternative project delivery methods, and a strong knowledge of specifications and construction documents. A valid driver’s license with an acceptable driving record. Three years of experience directing multi-disciplinary work crews, professional engineers and architects including establishing project schedules and scopes, is required.

Education may substitute for experience.
