Development Coordinator

Under Canvas, the country’s largest Glamping Company is looking for an experienced Development Coordinator to oversee and drive the permitting, entitlement and construction process for new camp locations and modifications to existing camps. The position will be based in Belgrade MT and will require extensive travel (approx. 25% to 50% of the time).

Employee’s responsibilities shall include but are not limited to:

  • Engaging local municipalities to quickly gain an understanding of the process required to obtain the necessary entitlements for target properties.
  • Once a property has been identified and is under control, the development coordinator will shepherd the entire process from initial planning approval to final occupancy.
  • Evaluate, select and manage necessary consultants (architects, engineers, construction project managers)
  • When necessary, engage local communities to foster mutual understanding and acceptance through one on one meetings with key stakeholders (immediate neighbors, association leaders etc), public meetings, meet and greets etc.
  • Attend and give presentations in public meetings and be able to represent Under Canvas in a personable and professional manner.
  • Generate rough development budgets and estimates.
  • Create critical path schedules and communicate and manage those schedules with consultants, contractors and internal stakeholders to move projects forward in a timely manner.
  • Assist project managers to review contractor bids and ensure projects are in budget

Supervisory Duties

Will supervise various external consultants.

Skills Required

  • Must have 3-5 years’ experience in real estate development.
  • Technically competent in understanding horizontal and vertical construction methods and techniques including ability to guide, critique and evaluate engineering and architectural consultants
  • Ability to create construction and development budget estimates
  • Ability to effectively negotiate with consultants and contractors
  • Capable of reading between the lines to understand delicate political and social atmospheres of each location and be sensitive to the needs and desires of all stakeholders.
  • Ability to find creative solutions to both technical and interpersonal hurdles.
  • Persistence and ability to find alternative solutions when road blocks are encountered.
  • Friendly, enthusiastic, helpful and persuasive. Ability to win others to your way of thinking.
  • Hard working and self motivated
  • Ability to handle conflict and stay calm in challenging situations.
  • Team player and ability to work cross functionally with project managers, consultants, contractors and municipalities and foster healthy camaraderie.
  • Outstanding managerial skills and attention to detail
  • Someone who loves the outdoors & can appreciate the values of the company.
  • Strong Excel, word, power point capabilities
  • Strong Proficiency in critical path scheduling software

Education/Formal Training

Bachelors degree in related field. Additional education a plus.

Reports to the Director of Development

Salary – $60-75K per year + Bonus

10 days paid vacation per year

50% employer contributed health insurance plan.

Start Date: Immediate start or as soon as possible.
