Project Analyst

Overview

Great job opportunity! Gilbane Development Company is looking for an eager candidate with experience to become a part of our development team in our corporate office in Providence as a Project Analyst. This is a high profile entry level position with substantial responsibility. The Project Analyst will support the Development Managers and will be involved with preparing financial analysis, acquisition models, leasing analysis, due diligence, land-use issues, entitlement issues and negotiations, preparation of project reports, budget preparation/tracking, and coordination with various levels of governmental agency review and oversight.

Education/Experience Requirements

Bachelors Degree required; Real Estate, Accounting or Finance preferred Masters Degree or Masters Degree candidate desirable

1-3 years experience in a similar position

Good understanding of financial concepts such as IRR and NPV

Strong analytical skills as well as strong communication skills

Excellent computer skills (Excel, GIS, Google Maps)

Ability to analyze the merits and/or risks of a particular investment

Involvement in database management, trends analysis and preparation of new business presentations

Curious and creative with working knowledge of real estate and business sense.

Ability to work independently on complex projects

Job Responsibilities

Analyze the financial feasibility of proposed development projects and real estate acquisitions

Conduct market research to assist in the assessment of sub-markets and to identify opportunities

Participate in the review of new deals/transactions and coordinate with others in the development of a financial plan

Analyze the financial structure of proposed transactions

Assist with real estate acquisition due-diligence

Evaluate present and proposed financial programs through statistical analysis and interpretation of short and long-term trend data

Evaluate the performance of completed projects and asset dispositions against benchmarks, hurdles and original underwriting projections

Conduct market research to forecast and analyze trends of general business conditions
