Investment Analyst

UDR is seeking a Quantitative Analyst to join our Transactions and Development

team at our corporate office in Highlands Ranch, CO.

GENERAL SUMMARY OF DUTIES: Supports the investment group in a variety of capacities related to transactions, development and financial planning and analysis.

SUPERVISION RECEIVED: Reports directly to the Senior Director –Transactions and Development

SUPERVISION EXERCISED: N/A

ESSENTIAL FUNCTIONS:

• Help evaluate the impact from potential transactions, developments, JV relationships and structured finance investments on the Company’s financial statements and other key, non-GAAP financial measures.

• Participate in the analysis and tracking of the historical performance of the Company’s investments, including acquisitions, developments, redevelopments and structured finance investments, calculating such measures as NPVs, IRRs, valuations, yields and cash
on cash returns.

• Become familiar with and help calculate the Company’s cost of capital and hurdle rates for a variety of different investment types.

• Participate in the evaluation of various sources of capital (debt, equity, JV, etc.) and their impact on financial statements and other key, non-GAAP financial metrics.

• Assist with preparing, updating, and fact-checking monthly and quarterly investment reports for internal distribution.

• Assist with preparing, updating, and fact-checking Board of Director presentations and informational material.

• Help forecast and evaluate developments entering lease-up in terms of NOI, capitalized interest, optimal delivery sequencing and the impact to Company earnings.

• Perform market and economic research and help maintain a repository of the research.

• Become proficient using third party data providers. Setup and maintain Excel files and models that synthesize and analyze the data.

• Assist in maintaining and updating various models and analyses related to the Company’s portfolio composition and strategy.

• Participate in the development process as needed.

• Perform a variety of ad-hoc analyses as needed.

• Perform other duties as assigned or as necessary.

Requirements

PERFORMANCE REQUIREMENTS: Knowledge of organizational policies and procedures, fiscal management and office management techniques. Ability to apply policies and procedures to solve every day and/or complex company issues.

Ability to gather and analyze statistical data and generate reports. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to monitor and/or maintain quality control standards. Ability to exercise initiative, problem-solving
and decision-making skills. Ability to proactively recognize and implement superior customer service to internal and external customers. Must have very strong organizational skills and be detail-oriented.

Must have the ability to meet deadlines by working independently and with a team, as well as be able to determine priorities and move projects forward without direct supervision. Must have a willingness and ability to take ownership of and accountability for
projects/tasks. Ability to apply principles of finance, valuation, financial modeling and statistics.

Must have strong analytical skills and foundation in mathematics. Ability to multitask and think of practical analyses and solutions to a wide variety of different problems and situations. Must have strong Excel skills. Must have a strong work ethic, desire
for continuous improvement and the ability to quickly learn and develop new skill sets.

Excellent verbal and written communication skills. Polished interpersonal skills. Ability to create, compose, and edit written materials, including presentations and memos. Ability to write routine reports and correspondence. Ability to effectively communicate
and respond to questions from Middle Management, groups of managers, clients, and associates.

Skilled in the use of spreadsheet, relational database, and word processing software. Ability to process computer data and to format and generate reports. Performs duties that require strong comprehension, analytical, research, composition, communication, and
organizational skills.

TYPICAL PHYSICAL DEMANDS: Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing
and eyesight to record, prepare, and communicate appropriate reports. Extensive data input and required ability to sit for long periods of time. Physical presence onsite is required to perform essential job functions unless otherwise noted.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work including travel.

EDUCATION AND EXPERIENCE:

• Bachelor’s degree in Finance, Accounting or Business major in a related field; or equivalent combination of education and experience required.

• Minimum of one to three years’ experience in a Financial Analyst or Investment role or equivalent. New graduates will also be considered.

• Multifamily experience is a plus.

• CFA, CPA or active pursuit of either is a plus.

• Must have and maintain a valid driver’s license unless otherwise noted.
