Financial Accounting Analyst FS&S

The Analyst is responsible for managing, developing and executing the financial and accounting processes and functions in alignment with Facilities Services & Support team’s financial objectives.

This position is responsible for forecasting, analyzing, and solving self-identified issues with FS&S Capital Project and Operational spend. This position is also responsible for using data to analyze issues or trends, develop performance metrics and set targets for improvement. This position is the main point of contact with regard to financial and accounting reporting and models as related to the projects spend they manage with budgetary responsibilities of $20M. Projects range from basic to moderately complex, with a high volume of projects managed simultaneously.

Masters degree/CPA preferred (or equivalent work experience) required in Accounting, Business, Business Administration, Finance or a related area of study including real estate accounting, construction accounting, and/or real estate project management.

College degree (or equivalent work experience) required in a core discipline such as Accounting, Business, Business Administration, Finance or a related area of study

2-5 years of development accounting or operational accounting experience and/or 1-2 years of Disney project management experience

2+ years of work experience

Preference is to have 3-5 years of relevant work experience and proven record and ability to work with different cultures and lead remotely

Demonstrates exceptional leadership and management skills

Strong understanding of key policies, procedures, functions in the Accounting and Finance department and the Administrative Services division

Strong understanding and ability to demonstrate principles and techniques of General Accepted Accounting Principles (“GAAP”), Government Accounting Standards Board (GASB), financial reporting, forecasting and analysis

Direct experience in successfully developing strategies and managing key milestones for projects and/or annual plans

Able to demonstrate and provide critical and complex problem solving techniques and resolutions while maintaining relationships with clients in a high stress environment

Strong ability to design and implement new, improved fiscal reporting systems, including computerized systems

Strong understanding and ability to facilitate internal auditing procedures, external audit procedures, government accounting and principles, and practices of budget development/ administration

Strong understanding and skills with SAP, financial/project management systems development and implementation plans and training procedures

Detailed understanding of management information systems

Intermediate understanding of real estate development and property management

Strong understanding and ability to analyze, interpret and prepare financial statements and reports

Proven application of the principles of supervision, training, motivation, and performance evaluation

Leads and oversees FS&S capital projects and operational spend with budgetary requirements up to between $30M-50M.

Manages overall initiation of project, budget set-up, and closures with various stakeholders (CRE, BU, Finance, etc.) for FS&S capital projects

Creates and manages front-line budget and expense management for budget line expenditures by recognizing potential over/under spend, anticipating additional cost factors, and recommending mitigation measures for potential variances to forecasted amounts

Recommends financial and project courses of action and potential/expected results to management and impacted businesses while taking proactive initiative to complete tasks and resolve issues

Researches and identifies issues and trends for financial or projects status reporting; provide analysis of forecasted and projected amounts against final costs

Prepares and validates the accuracy of all financial cost reporting including; development cost reports, cash flow projections, quarterly accruals, vendor reconciliations, capital status , and Jobs In Progress (JIP) reports

Prepares ad hoc and special project reporting as needed by the business and as assigned by the Department Manager/Senior Manager.

Reviews and circulates for approval all invoices for capital and expense projects including validation of required vendor backup documentation

Prepares and reviews all contract and change order requests ensuring vendor compliance with executed contract agreement and TWDC corporate/department policies

Provides analyses and resolutions for contract/PO, financial budgetary systems, and billing issues through collaboration with S&P, Finance, FS&S, AP and others on a regular basis.

Ensures application of department policies and procedures to all capital project vendors by attending and presenting at capital project kickoff meetings

Partners with Fixed Asset team to provide analysis and documentation of capitalization and expense of project assets

Manages all FS&S annual maintenance contracts and 50 campus utility vendor accounts with the ability to process invoices, participate in account audits, and act has sole contact for account issues

Reviews and processes all operation commitment requests in order to assist FS&S with campus maintenance

Provides transactional and data entry support to Controls team by; performing all SAP service entries, posting development cost reports, requesting vendor set-ups, and generating FS&S shopping carts

Monitors and keeps current on Federal/State laws and regulations as they apply to capital construction and sales tax usage/exemption

Prepares and submits closure requests for FS&S capital projects and operating purchase orders

Demonstrates leadership and project management skills in order to successfully and proactively complete projects

Provides exceptional oral and written communication skills and professionalism to interface and facilitate relationships with all levels of management and business units during project cycle
