Position Summary

Engineer I is responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work. Complete maintenance request work orders from all departments on a timely basis. Participate in the preventive maintenance program for all building equipment and rooms. Complete other special projects assigned periodically by the Director of Engineering. This position requires consistent adherence to policies and procedures of the department as outlined in the Biltmore Standard Operating Procedures (BSOP’S).

Responsibilities

  • Perform preventive maintenance on all hotel guest rooms and public areas as schedule, this requires the individual to visually inspect and detect items needing repair and requires knowledge of a wide variety of maintenance trades.
  • Maintain timelines and work schedule in accordance with the preventive maintenance program.
  • Receive daily work assignments from Director of Engineering and review priorities and special projects.
  • Respond to guest calls and complaints in a positive, polite and timely manner.
  • Complete daily maintenance and repair logs.
  • Check work orders and night report for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the hotel.
  • Perform electrical work orders: replace light switches, reset circuit breakers, replace wall plug receptacle, replace fluorescent light ballast, replace electrical solonial valve, replace small motors, use test equipment; bolometer, voltage tester, amp probe..
  • Perform plumbing work orders: unplug sinks, toilets, and garbage disposals and drain lines, repair or replace valves, gate, globe, ball, solonial valves, replace washer, gaskets, vacuum breakers, toilet seals.
  • Think quickly and act appropriate in emergency situations.
  • Perform well under pressure situations, time demands, and work overtime when needed.
  • Perform any general cleaning tasks as assigned. Clean maintain work area.
  • Perform other duties as requested, such as moving supplies and equipment or cleaning up spills to ensure safe working environment.
  • Ensure that the job site is clean and orderly after the completion of all jobs.
  • Report major repairs and items, which cannot be repaired, to the Office Coordinator and/or Engineering Director, for further action, and if necessary, place the room/equipment out of order.

Qualifications

Experience and Education Required

  • Education
    • High School Diploma or equivalent
  • Experience
    • One year as a Utility Engineer

Skills Required

  • Basic working knowledge of building maintenance, electrical, plumbing and refrigeration equipment.
  • Ability to push, pull, grasp, lift or carry supplies, equipment or tools weighting up to 100 lbs. occasionally.
  • Ability to communicate effectively in English with guests, management and colleagues.
  • Working knowledge of:
  • Health codes
  • Electrical codes
  • National/local fire codes
  • Local mechanical codes
  • Blue prints and wiring schematics
  • Power and hand tools, meters, etc. as it relates to the technical trades
  • Must be able to:

Physical Demands

  • Must be able to:
    • Move, lift, carry, push, pull, and place objects weighing less than or equal to 100 pounds
    • Machinery and tool operation requires the use of safety equipment to include but not limited to; eye safety glasses, hearing protectors, work boots, and hardhats
    • Stand, sit, or walk for an extended period of time or for an entire work shift
    • Reach overhead and below the knees, including bending, twisting, pulling, and stooping
  • Use, carry, and operate all necessary office equipment using finger dexterity.
  • Communicate with employees, managers, subordinates and guests through verbal communication, hearing ability, and visual acuity.
  • Visually look at a computer for extended periods of time.
  • Adapt to moderate temperatures in the hotel as thermostat is controlled by hotel environmental systems. Most work tasks are performed indoors.
