Analyst Job Description

Alternative Opportunities Fund, LP; a Real Estate private equity fund based in Manhattan, is currently considering candidates for a role as an acquisitions analyst. The firm focuses on acquiring value- add property in New York City and other select markets. The analyst will be responsible for assisting in the acquisition process.

Essential Duties and Responsibilities

• Strong interpersonal skills and team player attitude.
• Develop new relationships with property owners and brokers to source new investments opportunities.
• Complete investment analysis on prospective real estate acquisition opportunities, covering various asset types including, multi-family, mixed use and retail.
• Prepare detailed modeling of DCF net operating income and cash flow utilization to project IRR, NPV, and ROI.
• Observe and maintain market research of comparable rentals, recent sales, and industry regulatory policies.
• Inspect property sites and observe property condition and neighborhood attributes.
• Conduct and coordinate due diligence items involving audit of leases, culmination of third party reports, assessment of physical deficiencies and understanding renovation costs and analysis.
• Help create detailed investment memorandums of each property.
• Intimate knowledge of excel and excellent writing skills are required.

Education requirements:

• Bachelor’s degree required, preferably in Real Estate, Finance, or other similar majors.
• Advanced Real Estate degree preferred.
