Residential Loan Processor

SUMMARY

The position of Residential Loan Processor is responsible for supporting the Residential Loan Officer in ensuring all department activities run smoothly and efficiently; also provide assistance and backup within the department as required: such as assisting in special projects and performing all duties related to consumer and residential loan originations and management of the existing portfolio.

Assures compliance with all Bank policies and procedures, as well as, all applicable state and federal banking regulations.

ESSENTIAL DUTIES

  • Provides support to all assigned areas of the department where service or assistance is needed.
  • Reinforces the application of superior customer service through his or her work and assigned tasks along with appropriate follow through with involved customers and employees.
  • Conducts various loan documentation quality control duties as directed; reviews loan documentation requests, completed loan packages and perform other compliance reviews; provides support for various special projects as directed.
  • Develops and maintains a working knowledge of banking laws and regulations by reading various publications and circulars; attends seminars and meetings with peers.
  • Plays a positive role in the development and growth of department through excellent communication skills, both verbal and written.
  • Performs all related Residential Loan Processor responsibilities including, but not limited to; conducting reviewing all loan files/request for completeness and accuracy; reviewing loan approvals for completeness; generating loan disclosures; preparing and sending commitment, engagement, and decline letters; contact borrowers to request missing documentation and/or information; assist in the maintenance of the existing pool of loans, which includes the collection of updated financial information and late payments.
  • Answers the telephone; responds to routine customer inquiries relative to account balances, loan balances, payment amounts, due dates and payoff requests.
  • Provides effective customer service and assists in resolving problems within given authority.
  • Be cross-trained with more experienced loan department personnel in all loan origination and servicing functions.
  • Assumes responsibility for loan documentation processing, closing and servicing in the absence of the Residential Loan Officer or in overload situations.
  • Perform the processing of residential loan requests from loan inception through closing.
  • Maintain current the record of loan applications received, funded, denied and withdrawn.
  • Assist with the update and maintenance of the credit file in a timely manner obtaining proof of insurances, financial documentation, recorded documents and pending loan documentation.
  • Interact effectively with clients, internal staff, title companies, attorneys, etc. to respond to inquires, resolve problems and obtain all necessary documentation needed for the file.
  • Assist the Residential Loan Officer in all duties related with the area.
  • Request appraisals, credit reports, flood determinations, environmental and other documents as needed.

The position of Residential Loan Processor performs duties specific to the position and other functions as assigned.

SUPERVISORY RESPONSIBILITY

The position of Residential Loan Processor is not responsible for the supervision of any employee(s).

MINIMUM REQUIREMENTS

  • High school diploma or certificate from college or technical school; or 6-8 years related experience and/or training; or the equivalent combination of education and experience. Work related experience should consist of a credit or loan processing background. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related.
  • Intermediate experience, knowledge and training in residential lending activities, terminology and products and services.
  • Intermediate knowledge of related state and federal banking compliance regulations, and other Bank lending policies.
  • Basic skills in computer terminal and personal computer operation; mainframe computer system; word processing, spreadsheet and specialty software programs.
  • Basic typing skills to meet production needs of the position.
  • Basic math skills; calculate interest, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate routine mathematical errors; compute rate, ratio and percent.
  • Effective verbal, written and interpersonal communication skills with the ability to apply common sense to carry out instructions, interpret documents, understand procedures, write reports and correspondence, and speak clearly to customers and employees.
  • Ability to deal with routine problems involving multiple facets and variables in standardized situations.
  • Good organizational and time management skills.
  • Ability to work with general supervision while performing duties.
  • The ability to fluently speak and write in a second language, such as Spanish, is preferred.
