General Maintenance Worker (GMW) – KSS BOS

Performs general maintenance and repair of equipment and buildings requiring practical skill and knowledge in trades such as painting, carpentry, electrical, plumbing, glazier, masonry, and basic Heating, Ventilation and Air Conditioning (HVAC) tasks.

Responsibilities:

  • Repair and treat structures such as floors, showers, sinks, walls, roofs, and carpets.
  • Landscaping maintenance
  • Repair and adjust locks on doors, cabinets, and closets.
  • Perform minor maintenance on heating, ventilating and air conditioning units.
  • Report major malfunction to supervision for action.
  • Exercise discretion in identifying projects requiring the services of a higher skilled crafts person.
  • Assist in obtaining quotes and arranging for services of outside vendors as needed.
  • Annotate and update work logs for specific site requirements.
  • Activate and deactivate building alarms and responds to alarm calls during and after regular work hours.
  • Maintain clean, safe, and orderly work sites.
  • Must be available to work overtime and serve as the “on call” technician
  • Perform other duties as assigned.

Qualifications:

  • High School Diploma or GED required.
  • Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades.
  • Must have a minimum of two (2) years’ experience in building and/or landscape maintenance.
  • Must be able to use hand power tools and basic hand tools.
  • Able work effectively within a team.
  • Knowledge of HVAC, chilled water systems.
  • Knowledge of ASHRAE regulations.
  • Working knowledge of carpentry, painting, and electrical systems.
  • Focused on providing strong customer service.
  • Must have basic reading and writing skills.
  • Basic computer skills and able to learn new systems.
  • Able to prioritize tasks and manage time to meet deadlines.
  • Must be able to lift and work with heavy equipment.
  • Able to perform job responsibilities with minimal supervision.
  • Must have strong attendance record and be punctual.
  • Able to work with others in a professional manner.
  • Must obtain and maintain a valid driver’s license, and be insurable by the company’s insurance carrier.
  • Work in accordance with established safety procedures.
  • Occasionally required to work evening, weekend and on-call shifts.
  • Must be able to obtain and maintain a U.S. Government background security clearance.

None

Physical Demands:
Position consists of frequent sitting, using hands/fingers, handling, reaching with hands and arms, talking, hearing, and seeing (up close, at a distance, along the periphery, with depth perception, and the ability to adjust focus), occasional walking or standing, occasional lifting of up to 30 pounds. Work Environment:
Work is primarily performed in outside, but may also be performed in a maintenance facility.

Employee may be exposed to sharp objects and may be exposed to some heat, loud noise, chemicals, lead and vibration. Katmai strictly adheres to the Occupational Safety and Health Standards (OSHA) regulations. Use of personal protective equipment is mandatory if applicable. Employee will be exposed to a wide variety of people in differing functions, personalities and abilities.

Work Schedule:
Hours may vary by week. May require flexible work schedule.
