Facility Services Lead Engineer

Purpose of Position : Perform building and property maintenance for commercial properties, vehicles, grounds and maintenance equipment. May include maintenance of HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and responding to tenant service requests. Coordinate field services team members’ assignments, train, and ensure safety compliance.

Itemized breakdown of work performed on properties available for monthly reports to owners

Works within Standard Operating Procedures.

Properties operate within BOMA specified energy efficiency guidelines

Key Responsibilities:
Develop, implement and follow standard operating procedures for the physical operation and preventative maintenance of the portfolio properties which incorporate best practices and resolve problems on the first attempt in a cost effective matter.

Forecast and work with the Property Manager to budget for recurring preventive maintenance costs and capital expenditures required to keep the properties operating to their design capabilities.

Inspects building systems including fire alarms, HVAC and plumbing to insure the operation of equipment is within design capabilities and functioning accordingly.

Perform preventive maintenance on HVAC systems, electrical systems, plumbing systems, boiler systems, and control systems. Change filters, lubricate equipment, inspect equipment, and adjust belts and pulleys. Clean boiler and condenser tubes and maintain cooling towers.

Complies with all applicable codes, regulations, governmental and company directives for building operations and work safety.

Performs assigned repairs, emergency and preventative maintenance. Completes maintenance and repair documents and records as required.

Oversees and inspects the work performed by outside vendors and contractors and issues corrective directions as necessary.

Orders necessary materials to complete required repairs.

Initiates and completes work tickets. Makes estimates of time and materials needed for task completion.

Respond to tenant service calls. Perform duties required to correct emergency situations such as sewer back-ups and water infiltration. Assist in removing snow and ice from the outside of buildings (where applicable).

Maintains an energy management program to ensure measures are taken to operate all building systems in the most efficient manner in order to minimize operating expenses.

Maintains the building lighting system, and performs minor electrical repairs including replacement of lamps, ballasts, switches, and receptacles.

Performs welding, carpentry, furniture assembly, picture hanging, and locksmith tasks as needed

Responds quickly to emergency situations, summoning additional assistance as needed.

Paint walls, ceilings, and other surfaces as needed.

Maintains all electrical closets, janitor closets and all work areas in a neat, clean and organized manner.

Manages and oversees a team of maintenance technicians and/or building engineers.

Communicates as required with building owners to discuss property maintenance requirements and capital expenditure needs. Uses sound logic and reasoning to defend his/her position.

Complete assigned safety and technical training classes.

Perform other duties as assigned.

Qualifications:
High School Diploma or GED

Two-year trade school certificate emphasizing HVAC, electrical, plumbing, life safety or building control systems.

Basic computer and standard software skills. Ability to type approx. 25 wpm (high volume access cards)

Strong problem solving capability

Strong troubleshooting skills with HVAC, electrical and plumbing systems.

Familiarity with general maintenance and construction issues.

Demonstrated understanding of the construction management process.

Mathematical skills, including ability to calculate simple percentages, etc.

Excellent communication skills – both written and oral.

Ability to comprehend and interpret instructions.

Ability to effectively write routine reports and correspondence.

Focused on tenant satisfaction but mindful to check with Chief Engineer and/or Property Manager on work that should be billed back to tenants.

Professional demeanor – pride in appearance and cleanliness.

Ability to work well as a team and ability to carry out tasks independently.

Basic knowledge of financial terms and principles.

Ability to solve problems and deal with a variety of variables in a prompt and efficient manner.

Experience Required:
Four – seven years of relevant experience.
