Acquisitions Associate

As an Acquisitions Associate you will have the responsibility of:

  • Monitoring, maintaining, and reviewing acquisition transaction pipeline
  • Underwriting and modeling cash flows for potential acquisitions including joint venture equity structuring. Evaluating return metrics-IRR’s, multiple on equity, cash on cash, etc.
  • Analyzing markets (lease and sales comps, broker reports and statistics), location, demographics of properties to confirm underwriting assumptions
  • Actively sourcing investment opportunities in targeted markets by becoming an expert in local market knowledge and sustaining relationships with property owners, developers, and brokers
  • Developing a strong understanding of the real estate markets and communities in each of the target markets and property types, including trends (both real estate and general economic), activities, developments, significant transactions and major players
  • Participating in the negotiation of purchase and sale agreements and draft letters of intent.
  • Performing financial due diligence once a property is under contract, including assisting in audits to verify pro-forma assumptions
  • Creating financial packages for debt providers and deal write-ups
  • Maintaining deal and market information files
  • Meeting with senior management to coordinate the transition of newly acquired properties to the asset management, property management and accounting groups

Requirements:

  • Must be a detail-oriented person with excellent analytical skills and must be proficient with financial modeling in Excel.
  • Bachelor degree required with a concentration in finance, economics, engineering or accounting preferred.
  • Must have 3+ years of work experience in real estate with a focus on acquisitions preferred
  • Independent, self-starter mentality, with exceptional communication and organizational skills and eager to work in a fast-paced entrepreneurial environment
  • Must possess the ability to read, comprehend, and follow simple to moderately complicated verbal and/or written instructions to perform tasks assigned and to maintain records.
  • Must possess basic arithmetical calculation skills (addition, subtraction, multiplication, division, percentages, etc.)
  • Strong computer literacy, experience with Excel, Word, email, the internet and other computer programs
  • Must have excellent verbal and written communication skills and be able to effectively communicate with others.
  • Must be able to work with various kinds of people, maintaining a professional, positive tone.
  • Must be able to work with multiple deadlines, maintaining efficiency and control over projects assigned within timeframes, allowed and changing priorities.
  • Must be able to work scheduled hours and have flexibility for periodic additional hours, depending on work flow and emergencies.
  • Must have reliable transportation
  • Must be able to pass pre-employment drug and background checks.
